Rent an apartment in Vancouver (Updated for 2025)

People say it’s hard to find an apartment but I found one in a couple days! I brought a “Tenant resume package” with me that I explain below, and it worked wonders.

Do note that leases start on the first of every month, and end on the last day of every month.

Your rights

All rentals are governed by BC’s Residential Tenancy Act. It’s important to understand your rights as a renter, https://tenants.bc.ca/ was recommended as a great resource.

⭐️ The “Tenant Resume Package” - Documents to print and bring to the viewing

I printed these all out to give to the flats I want to apply for, and put them on a Google Drive so they have it digitally, to stand out and make their job easier:

Tenant “Resume” including a picture and description of jobs and hobbies
Screenshot of my banking apps
2 Monthly Bank statements
Work contract / Employment letter
Work resume
2-3 Payslips
References from previous landlords
Credit check report
If you don’t have credit yet, you can request one from where you’re moving from and translate it

Scams

  • Don’t send over money before viewing
  • Make sure they are a legitimate company, look up names etc.
  • There are probably more I haven’t come across, if you have heard of them, please let me know!

Email you can personalize and send!

Hello!

My name is {name} and I’m looking to rent a permanent flat in Vancouver starting from May 10th onward (if the move in date is a few months later that's fine also, I am flexible). The flat in the ad looks perfect!

I’m a {job title} at {company} with {number} years experience, so I have a good stable income. I can provide a damage deposit and {number} months of rent upfront and don’t have any children or pets and am a non-smoker. I’m in my 30s and am quiet and responsible.  I am looking for a cozy flat to make a home that I can take great care of!

I’m currently in Germany, but can be in town for a viewing starting next Thursday, May 9th. I can provide references, pay stubs, bank statements, credit check, whatever is needed.

Looking forward to hearing back about a viewing for this flat! If you have any others available in Mount Pleasant, let me know, as I’d probably be interested in a viewing for them as well.

My email is {email}, my phone number in Canada is {number} but while I’m in Germany you can Whatsapp me at {number}

Thank you,

Jaycee-Ann
